Why it matters

Where the dirt hides on your sofa

Nobody walks on a sofa, but everybody lives on it. Skin and hair, snacks and spills, pets and dust all work their way into the fabric, and most of it collects in the same few places.

A grey fabric three-seat sofa seen from the front, with back pillows, two bolsters and a light wood base
  1. Arms

Hands, elbows and bare arms leave body oils and lotion behind. They darken the fabric and hold on to more dirt every day, which is why arm tops often look worn first.

  2. Headrest

Hair products, skin oils and sweat collect along the top of the back, leaving a dingy band right where heads rest.

  3. Seat cushions

Every time someone sits, grit grinds into the weave, and spills and sweat soak in. Over time the fabric dulls, flattens and starts to hold odors.

  4. Crevices

Crumbs, pet hair and dust gather where the cushions meet the frame. Dust mites feed on the skin flakes that settle there, out of sight.

  5. Skirt and base

Floor dust, scuffs from shoes and the corner the dog likes to lean on leave a grey line along the bottom.

Know your fabric

Check the tag before anyone cleans it

Most upholstered furniture carries a cleaning code from its maker. It tells anyone cleaning it, you included, what the fabric can safely take. Pick yours to see what it means.

W: water-based cleaners

Water-based cleaners are safe on this fabric. It’s the most common code on everyday sofas and chairs, and usually the easiest to clean well.

At home
Blot spills, then use a little mild, water-based upholstery cleaner on a white cloth. Don’t soak it.
When we clean it
A water-based clean with just enough moisture, rinsed and extracted so nothing is left behind to attract new dirt.

S: solvent cleaners only

Clean only with dry-cleaning solvents. Water, even a damp cloth, can leave rings, shrink the fabric or make its colors run.

At home
Skip the water and the water-based spot cleaners. Blot spills dry, and leave anything more to a pro.
When we clean it
Tell us it’s an S before we come. We’ll tell you honestly whether we can clean it, and how, before anything touches it.

W/S: water-based or solvent

Water-based cleaners or solvents are both safe, which gives the most options. Heavier, oily soil sometimes calls for a solvent. You may see it printed SW or S/W.

At home
A little mild, water-based cleaner is fine for most spills. Test it on a hidden spot first.
When we clean it
We choose the gentlest approach that works for the soil and the stains on your piece.

X: vacuum or brush only

No water, no solvents and no spot cleaners: vacuuming and light brushing only. Some makers leave room for a professional; others don’t.

At home
Vacuum with a soft brush attachment, and call before you try anything else.
When we clean it
We’ll look at it with you and tell you straight what’s possible, even if the honest answer is a careful vacuuming.

No tag at all

Older pieces, reupholstered furniture and some imports have no code, and tags get cut off.

At home
Play it safe and treat it like an S: blot, and skip the water until you know more.
When we clean it
We’ll look the fabric over and tell you what’s safe before anything gets wet.

Where to find it: Look under the seat cushions, on the deck or under the frame. It’s not the “do not remove” label, which lists what’s inside.

How we clean it

How we clean your upholstery, step by step

Every piece gets the same careful process, adjusted for its fabric. Here’s what happens, from the first look to the final groom.

  1. Step 1: A close look, tag and all

    Before we start

We look your furniture over with you: the fabric and its cleaning code, the worn spots, and the stains and smells that need extra care. Then we confirm your price and tell you straight what to expect, including anything that may not come out.

Your part: Point out the problem spots, and tell us anything that’s been tried on them.

    • Fabric and cleaning code
    • Stains, odors and worn spots
    • Your price, confirmed first
  2. Step 2: Dry soil out first

A thorough vacuuming of every surface, seam and crevice, under the cushions too, pulls out crumbs, pet hair, dust and grit before any moisture goes in, so the clean that follows can work on what’s ground in.

    • Seams, crevices and piping
    • Under and between the cushions
    • Pet hair and dust lifted

  3. Step 3: Pre-treat what’s built up

Arm tops, headrests and spots get a pre-treatment with eco-friendly solutions suited to the fabric, so body oils and stains loosen without the hard scrubbing that can fuzz or distort a weave.

    • Arms and headrests
    • Spots and spills
    • Gentle on the weave
  4. Step 4: The deep clean, matched to your fabric

    Matched to the fabric

Then the clean itself: the right solution and just enough moisture for your fabric. Dirt, oils and allergens are rinsed and extracted, so they leave with the water instead of drying back into the cushions.

    • Matched to the cleaning code
    • Just enough moisture
    • Rinsed and extracted
  5. Step 5: Deodorize, groom and protect

    Protector optional

We deodorize to neutralize lingering odors instead of covering them up, then groom the nap so it dries soft and even. Add fabric protector if you’d like help against future spills. Before we go, we’ll tell you how to help it dry.

Your part: Keep air moving, and give it time to dry before anyone sits.

    • Odors neutralized, not covered up
    • Nap groomed soft and even
    • Optional fabric protector

FAQ

Your upholstery questions, answered

Straight answers to what people ask us most about their furniture. Don’t see yours? Give us a call.

What do the W, S, W/S and X codes on my furniture mean?

They’re the maker’s cleaning codes, usually on a tag under the seat cushions or under the frame. W means water-based cleaners are safe, S means solvent cleaners only, W/S means either, and X means vacuuming or light brushing only. See what each one means, and tell us yours when you ask for a quote.

How often should upholstery be professionally cleaned?

It depends on how hard your furniture works. The sofa the whole family lives on, especially with kids and pets, needs it more often than a chair in the guest room. Good signs it’s time: darker arms and headrests, a dull or flattened look, or a smell that lingers. Vacuuming in between, crevices included, keeps it cleaner longer.

How long until we can sit on it again?

It depends on the fabric, the padding, the weather and the airflow in your home, and we’ll tell you what to expect before we start. Fans, AC or your HVAC fan all help it dry faster. Until it’s dry, keep kids and pets off it, and don’t lay dark blankets or pillows on damp fabric.

Will every stain come out?

Many will, and we’ll always tell you straight what to expect before we start. Some marks change the fabric itself, like sun fading, bleach spots, dye that has run or browning from an old spill, so cleaning can’t fully undo them. If something won’t come out, you’ll hear it from us up front.

Can you get pet urine smell out of cushions?

Often, but it depends on how far it went. Urine can soak through the fabric into the cushion foam, so it needs more than a surface clean, and an older or repeated accident can leave a stain or a smell deep in the padding. Sometimes the honest answer is a new cushion insert, and we’ll tell you if it is. More on pet stain & odor removal.

Will cleaning shrink my fabric or make the colors run?

Not when the clean is matched to the fabric. Shrinking, bleeding and water rings mostly happen when a fabric gets the wrong cleaner or too much water, which is why we check the fabric and its cleaning code first. If a fabric looks risky, you’ll know before we clean it, not after.

Can I just unzip the cushion covers and wash them?

We wouldn’t. The zippers are there to fit the covers over the cushions, and many furniture makers warn against removing and laundering them. A washed cover can shrink, fade or lose its texture, so it no longer fits or matches the rest of the piece.

Is fabric protector worth it?

It’s optional, and it helps. After cleaning, protector helps fabric resist spills and soil, so you have more time to blot a spill before it soaks in. It isn’t waterproofing, though, so spills still need a quick blot. Ask about it when we confirm your price.

Can you clean my carpet in the same visit?

Yes. We can clean your furniture and your carpet in one visit, so it’s one appointment instead of two. Tell us everything you’d like cleaned when you reach out, and we’ll quote it all together.

How much does upholstery cleaning cost?

It depends on the pieces, their size and fabric, and their condition, including any stains or pet accidents. You’ll always know your price before any work begins, with no hidden fees. Ask about our military and first responder discounts. Request your quote.
